How to Get Your Home Ready to Sell in the Pacific Northwest (Rain or Shine)

By James Nelson · Real Estate Broker & Mortgage Loan Officer

Selling a home in the Pacific Northwest comes with its own checklist. Our rain, moss, and gray winter light mean a few things matter more here than in other markets. Here’s how to get your home ready, and which projects are worth your money.

Start outside: first impressions

  • Clean the roof and gutters. Moss on the roof and overflowing gutters are among the first things buyers and inspectors notice.
  • Pressure-wash the driveway, walkways, deck, and siding to remove green buildup.
  • Tidy the yard: trim shrubs back from the house, edge the lawn, and add fresh bark or mulch.
  • Freshen the entry: a clean door, working porch light, and a new doormat make a big difference on a rainy showing day.

Fight the gray: light it up

Our winter light is soft and short. Open every blind, replace burned-out bulbs, use bright, warm bulbs throughout, and turn on every light before showings and photos. Light, neutral paint colors help rooms feel bigger and brighter.

Show buyers it’s dry

Pacific Northwest buyers look closely for moisture. Check for and fix:

  • Water stains on ceilings or under sinks
  • Musty smells in basements, crawl spaces, or closets
  • Bathroom fans that don’t vent properly
  • Downspouts that dump water against the foundation

If you’ve had work done, like a new roof or drainage repair, gather the receipts. Documentation builds buyer confidence.

What’s worth the money (and what usually isn’t)

Usually worth it: deep cleaning, decluttering, fresh paint, minor repairs, landscaping cleanup, and good lighting.

Usually not worth it right before selling: major remodels, expensive upgrades buyers may not value, and very personal design choices. Every home is different, so we’ll decide together.

Plan for the season

Homes sell year-round here. Spring brings more buyers, but also more competition. Fall and winter can bring serious buyers with fewer homes to choose from. The right time is the one that fits your plans.
